About Stateline Homebuyers

Local buyers. Straight talk. Real results. Here's who we are and how we work.

Who We Are

A Local Property Problem-Solving Firm — Not a National Hedge Fund

Andrew Simpson founded Stateline Homebuyers to help homeowners in North Idaho and Eastern Washington solve difficult property situations without the delays, repairs, and uncertainty of the traditional market. The business is based in Spokane Valley, WA — this is our market. We live and work here.

Over the past 12 months we've signed more than 16 contracts and closed deals that range from straightforward as-is purchases to pre-foreclosure situations where timing was everything. We've bought inherited properties, vacant homes, houses with major repair needs, problem rentals, and everything in between.

We work fast because most of our sellers need speed. We're upfront about numbers because trust is the only thing that makes a local business run. And we stay in touch from contract to close because we've seen what happens when communication breaks down.

If you're trying to figure out your options — call us. No pitch, no pressure. We'll tell you what we think your property is worth and what we can actually offer. From there, it's your call.

Important Context

We're Not a National Hedge Fund or Call Center

You won't be routed through five departments, handed a fake online offer generated by an algorithm, or pressured into a 72-hour deadline by someone who's never seen your property. We look at the house, the numbers, and your actual situation — and we're accountable to this community because we operate in it.

We're also not here to take deals that don't make sense for you. If we think you'd do better listing with an agent — we'll say that plainly. If there are title issues, liens, or complications, we'll explain what we know and refer you to the right professionals when it's outside our lane.

  • We explain the offer clearly

Not Out-of-State

  • Based in Spokane Valley, WA

  • We understand the ID/WA market
  • Local accountability matters to us
Our Process

How We Work With Sellers

1

We Listen First

Most sellers reach out in a difficult situation. We start by understanding what's going on — the property, the timeline, and what a good outcome actually looks like for you. No scripts, no sales pitch.

2

We Look at the Numbers

We research comparable sales, assess condition, factor in repairs and costs, and put together an offer that reflects reality. We'll walk you through how we got to the number.

3

You Decide — No Pressure

We give you the offer in writing and let you sit with it. No fake 24-hour expiration windows, no pressure callbacks. If you want to think it over or get other opinions, that's fine.

4

We Stay in Touch Through Closing

If you accept, we handle the paperwork, coordinate with the title company, and keep you informed at every step. You'll know what's happening and when.

Our Track Record

Types of Properties We've Purchased

Details are anonymized to protect seller privacy. These represent actual deal types from our market.

Spokane Valley, WA

Seller needed to move quickly after inheriting a property

Inherited home was sitting vacant and the seller lived out of state. We made an as-is offer and closed on the seller's timeline without requiring any cleanup or repairs first.

Post Falls, ID

Seller was behind on payments, foreclosure timeline tightening

With a Trustee Sale date approaching, the seller needed certainty fast. We moved quickly, provided a written offer within a day, and closed before the deadline.

Kootenai County, ID

Vacant property with significant repairs needed

Property had been sitting for over a year with roof and foundation issues. Seller avoided cleanup costs and agent commissions. We bought it as-is and handled what came next.
